Old School House Transformed into a Warm, Modern & Super Energy Efficient Home

Kinsella Estates Gorey & Carnew are delighted to offer to the market this modern, passive four bedroom contemporary residence, The School House at Kilquiggin, Tullow, Co. Wicklow.

The original school was built in 1960 but was completely remodelled and renovated in 2009 to a very high standard of specification. Nestled in the South Wicklow hills with spectacular views from every 'picture' window.

An internal steel frame now braces the external walls and supports the new first floor and allows the existing roof space to become integrated with the rest of the property.

The internal dividing walls are concrete block and the ground floors, both existing concrete and suspended timber, were replaced with a new screed. The new first floor is a suspended timber floor.

The property is fully insulated throughout with Triple glazed aluminium clad timber passive rated windows throughout. There is an external insulation wrap around the window frames and beneath that the frame is taped to a vapour permeable membrane.

There is 150 mm of external insulation on all external walls and the existing 100 mm cavity walls have been filled.
Internally, the whole building is sealed in a continuous vapour permeable airtight membrane. There are solar panels on the roof and a 'room sealed' log stove with back boiler.

There is a 1000 litre water tank, on a sunny day can reach up to 75 degrees. Fresh water is drawn from a well and piped through an external heat exchanger. This is controlled to heat it on demand to 50 degrees so there is no danger of overheating and of possible contamination as the hot water is spring fresh all the time.

The heating system is a high velocity air system that uses the heat stored in the 1,000 litre hot tank to heat the air supplied to each room. There are 6 zones that have a programmable thermostat. The heat recovery ventilation system is combined with the heating system and the ratio of fresh air can be adjusted.

The house is effectively passive for nine months of the year and for the other three is the log stove with back boiler. There is also provision for a backup heating system if required.

There are LED bulbs throughout but, owing to the abundance of natural light that fills the house during the day, even the cost of lighting is minimal.

The former schoolhouse is now a family home with four spacious bedrooms, three of which are ensuite, all have vaulted ceilings and their own character, a main bathroom with a designer bath, and a central corridor running 12 metres long, two large living areas with extensive modern built in storage, a light-filled open plan kitchen and dining space. The spacious garden include lawns, a woodshed, fruit trees and bushes, a dedicated organic fruit and vegetable garden, a greenhouse, workshop and storage outbuildings, fossil sandstone paved areas for enjoying the beautiful views of the tail end of the Wicklow mountains.
Warm all year round, with fresh air to breathe in due to the advanced heating and air system. An abundance of natural light from the multitude of roof windows, floor to ceiling French doors, large picture windows and the tall school house windows in the main living space, architecturally designed for comfortable living whilst preserving the character filled elements of the original school.

Viewing Highly Recommended as an ideal family home.
