If the property has previously been rented, you will need to consider how much rent the property was achieving. Some houses may fall into a rent pressure zone, which places a limit on any rent increase as it cannot exceed general inflation rates.

Planning permission is how you ask your local authority to agree to your proposed building work. It is up to you to convince the planning authority that you NEED to live in the house and don’t have other viable options.

A BER Certificate is compulsory for all homes available for rent or sale. This also applies to new buildings that have not yet been occupied. A Building Energy Rating Certificate rates your homes energy performance on a scale between A – G, from most to least efficient. A BER Certificate is valid for up to 10 years, unless you make changes that will impact the dwellings energy performance.

To arrange a BER Certificate on your property, you will need to find a BER Assessor to carry out the assessment for you.
